About the Role
As a Reservations Sales Specialist, your primary responsibility is to convert qualified leads into confirmed reservations. You will play a critical role in generating revenue by guiding prospective guests through the booking process and securing their stay in our furnished apartments. This is not a support or service-only role—this is a performance-driven sales position where success is measured by your ability to turn interest into action. You’ll interact with prospective guests who reach out by phone, email, or web inquiry. Through active listening, product knowledge, and persuasive communication, you'll match their needs with available apartment inventory and close the reservation. You’ll also build rapport quickly, overcome objections, recommend alternative options, and document all activity accurately in Salesforce. This position requires a confident communicator with a sales-focused mindset, attention to detail, and the ability to manage multiple leads at once. Success in this role comes from balancing guest experience with business goals and consistently meeting or exceeding individual performance metrics.

Key Responsibilities
Communication & Sales: Answer inbound calls and online inquiries to guide guests through the reservation process. Engage potential guests with a warm tone, active listening, and persuasive conversation. Compose polished, professional client-facing emails free of grammar/spelling errors. Present available inventory, clarify terms, and creatively suggest alternatives when needed. Ask qualifying questions to match guests with the right apartment options. Identify corporate leads and refer them to the appropriate Business Development Manager. Follow up on leads and guest concerns to ensure high satisfaction.

Administrative Duties: Prepare lease paperwork and update reservations in Salesforce and FQ systems (Oscar, FQ Live). Log all interactions and document guest communication accurately. Ensure amenity billing and supporting documents are properly recorded. Work collaboratively with Accounting, Guest Services, Operations, and Sales.
Team Engagement: Attend weekly Reservations and Sales Account Coordinator team meetings. Share best practices and maintain alignment with cross-functional goals. Represent Furnished Quarters’ Core Values—Challenge, Collaboration, Care, Career, and Community—in all internal and external interactions.

Key Performance Indicators (KPIs)
This is a performance-driven role. Specialists are evaluated on:

  • Sales Conversion Rate

  • Individual Revenue Goal

  • Salesforce Accuracy (calls, emails, document uploads, billing, closure codes)

  • Call Quality (product knowledge, qualification skills, recaps)

  • Incoming Call Response Rate

What You Bring

  • Minimum of 3 years’ sales experience in hospitality, real estate, corporate housing, or a related field

  • High School Diploma or equivalent required; Bachelor’s degree preferred

  • Strong phone presence with excellent interpersonal and active listening skills

  • Confidence writing persuasive, professional emails

  • Proficiency in Microsoft Office 365 (Word, Excel, Outlook)

  • Experience with Salesforce CRM; familiarity with Oscar and FQ Live is a plus

  • Ability to multi-task and prioritize in a fast-paced sales environment

  • Flexibility to work a schedule that may include weekend shifts based on business needs

  • Strong organizational and analytical skills

  • Ability to perform basic math (addition, subtraction, decimals, fractions)

  • Ability to read, write, and speak fluent English

Physical Requirements
This role requires regular use of a computer and phone, including sitting, walking, reading small text, and typing for extended periods. The employee must be able to speak clearly with customers and perform duties with or without reasonable accommodation.
